Tough Tenant Screening & Selection
Placing the wrong tenant can be detrimental to your NOI and the overall value of your property. Each tenant application is evaluated based on criminal background, sex offender registry, employment verification and residency/rental history. Our tough screening process complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act.
Your Certified Property Manager oversees the leasing process using our professionally prepared lease, and ensures that all proper contracts are executed correctly. During that time, rents, deposits and any fees are collected in accordance with local legal and financial regulations. We also provide a new tenant orientation at lease signing. Finally, your Certified Property Manager and approved tenant conduct a move-in walk-through to document conditions. This important walk-through inspection helps in documenting and evaluating any changes in conditions when the tenant moves out.
Taking property management seriously means that we understand that late or missing rent payments affects your cash flow. We collect the rent every month and deposit it into your account at the first of each month. Our collection processes are professional but tough, and we are extremely diligent in collecting rent through a systematic, timely process.

Mandatory Property Inspections
Inspections of your property both inside and out are completed by a Certified Property Manager and are beneficial to ensure tenants are complying with the terms of their lease and to assess property conditions. A report and photographs from these inspections assists in determining needed maintenance and repairs to maintain your home’s value and avoid more costly repairs if left unattended. Inspections also assist in resolving tenant issues that may potentially arise in the future.
Maintenance is required to maintain and preserve the overall value of your asset and the return on your investment can be significantly impacted without timely, cost-effective repairs and upkeep. Choice Property Management uses only reliable and professional contractors, vendors and in-house staff to handle property maintenance and repair work. In addition, partnerships with local and national vendors provide discounted equipment and services and assists in minimizing maintenance expenses. .
In the rare case of an eviction our Certified Property Manager is trained and is extremely knowledgeable in state and local landlord and tenant laws. If tenant does not pay rent on time or breaches the terms of the lease, we initiate the proper legal steps necessary, in the fastest possible timeframe, to minimize your costs and get the property leased again.
An accurate and efficient accounting system is used to generate reports, itemized statements and tax documentation. We take property management seriously; your Certified Property Manager will review and check all financials and paperwork for accuracy!
